Manager – Real Estate

Within SaT, Real Estate (RE) group is part of Valuations, Modeling and Economics sub-service line. Our RE practice provides real estate valuation, corporate real estate, analytical services and other business advisory services to developers, builders, investors, lenders and Fortune 500 companies.

With over 500 RE professionals worldwide (~35 in GDS RE), no similarly positioned global professional
organization can match breadth of our capabilities or depth of our resources. GDS RE works as a strategic
partner to global RE practices, working with them to provide highly efficient and value-added services to
meet our clients’ real estate valuation, corporate real estate and diligence requirements.


The opportunity

We are looking for Manager with expertise in corporate real estate (CRE) to join our Real Estate Team.

As a member of the Ernst & Young Real Estate team, the Manager will serve as a Team Lead, project steer and/or member of multiple client engagement teams around the world (US, UK, Germany, Australia, etc) which primarily assist in real estate and hospitality corporate real estate engagements in a fast-paced, service-oriented business environment. A Manager, will work with a wide variety of real estate and hospitality-specific clients including owners, corporate, developers, builders, financial institutions, lenders, pension funds, as well as numerous Fortune 500 companies.

Typical engagements include facility management, cost optimization, benchmarking, integration Synergies, cash flow analyses, workplace strategy/occupancy planning, and cash flow modelling.

Your key responsibilities

  • Manage a team of CRE professional, work on allocated hours goals for the team and leverage their skills to accomplish them, while recognizing and celebrating the success.
  • Working with business heads, reporting manager and where appropriate, development and retention including organizing learning sessions, and mentoring new team members once they join company, optimizing team skills and capabilities, and proactively addressing any performance related support required
  • Develop and maintain a professional and proactive interdependent and agile culture promoting a growth mindset, meritocracy and innovation.
  • Creating an environment that motivates direct reports and employees, ensuring they are fully aware of what is expected of them, which recognizes their successes and helps retain key talent.
  • Ensure effective performance management throughout probation and throughout the employee life cycles, taking responsibility for appreciating and rewarding performance in a merit based manner.
  • Effectively managing, monitoring, and coaching team members and manage day-to-day operations to ensure smooth performance and to execute on all projects on a timely basis.
  • Effectively manage all operational procedures and processes, ensuring compliance with 1) company policies and procedures 2) client requirements.
  • Serve as a member of multiple client engagement teams, taking a prominent role in understanding clients’ needs, conducting analyses and reporting results
  • Work on and manage engagements on corporate real estate advisory, and due diligence, spread across property types
  • We are involved in study of a variety of property types including office, retail, hotel, industrial, mixed-use, infrastructure, and special-use properties.
  • Work on a range of CRE projects involving detailed property and portfolio analysis, benchmarking with market trends, and suggesting portfolio optimizing and cost saving opportunities. This requires
  • Assisting with the execution of the carve-out and integration plan while working to constantly identify areas for improvement, including resolving integration issues
  • Study and make recommendations with respect to strategic dispositions, investment and market opportunities, asset review and market studies, highest and best use analysis, acquisition and advice analysis and valuations for sale/leaseback purposes.
  • Take ownership of your projects, while working collaboratively with other team members
  • Maintain and develop positive, productive, and professional relationships with clients
  • Conducting timely performance reviews for employees and developing other professionals by providing effective performance feedback and training to them. Steering by example.
  • Use current technology and tools to enhance the effectiveness of services provided.
  • Performing any other task or ad hoc projects as requested.

Skills and attributes for success

  • Strong functional experience in corporate finance, real estate, procurement, shared service center operations, commercial operations, sales and finance function operations
  • Knowledge of developing cost models, cash flow planning, building integration plan etc.
  • Proficient at using research databases like LoopNet, REIS, RCA (real capital analytics), CoStar, CBRE, JLL, C&W, Capital IQ, One Source, Factiva, Reuters, etc.
  • Analyzing financial statements, conducting market research studies and preparing reports, Application of Free Cash Flows, WACC, Advanced MS Excel models, etc.
  • Strong knowledge of key clauses in lease (options, economic terms, terminations)
  • Excellent thoughtfulness, project management, communication, interpersonal and teaming skills
  • Willingness and ability to travel, when necessary
  • Systematically promote the sharing of knowledge within the group; Contribute pro-actively to building team spirit
  • Manage and responsible for 4-6 people for their career progression, learning and development, etc
  • Exposure to tools like Tableau, Power BI, Alteryx etc. will be added advantage

To qualify for the role, you must have

  • Master’s in business administration (MBA) specialize in Finance
  • 10 years of direct work experience in real estate valuation projects
  • Strong Excel and PowerPoint skills.
  • Experience with BIG4 accounting firm would be provided weightage

Ideally, you’ll also have

  • People management skills
  • Project management skills
  • Exposure to tools like Tableau, Power BI, Alteryx etc. will be added advantage
